Named the 2017 Citizen of the Year by the Arizona Daily Sun and both the 2011 Flagstaff Chamber of Commerce Athena Award Winner as well as a 2016 Phoenix Business Journal Outstanding Women in Business honoree, Silveus has been a member of Pioneer Title Agency since 2003. She is currently the president of the Flagstaff Symphony and a past-president and graduate of the Flagstaff Leadership Program as well as a past-president of the Northern Arizona Association of REALTORS, Northland Family Help Center, Housing Solutions of Northern Arizona and Soroptimist International of the Arizona Peaks, respectively.

Lane Kawaoka is a City Project Engineer and a Licensed Professional (PE) with a Masters degree in Civil Engineering with an emphasis in Construction Management and a Bachelors in Industrial Engineering both from the University of Washington in Seattle, WA. Aside from his day job, he is the co-owner of MPFE Investments which invests in Class B/C value-add Apartment buildings and manager of the Simple Passive Cashflow Fund.

Lane’s passion project SimplePassiveCashflow.com, is a free podcast and online learning resource in passive real estate investing. 3rd Tuesday means the AGLCC is with us in studio.  Co-hosts, Emma Foulkes and Bruce Logue sat down with Occasional Occasions’ Carlton Brown, TP Corporate Lodging’s Tim Miller, and President of Lab Monkey and new AGLCC President, Jack Kinley.

Emma shared some upcoming events hosted by AGLCC, including the Procurement Expo held 5/23, where entrepreneurs can learn about the procurement process around supplier diversity that, should they obtain certification as LGBTBE’s, can truly help them grow through those supplier relationships.

Carlton Brown has been providing catering services for over 24 years in the Atlanta area.  He learned how to cook when he was in his 20’s coming out of the military.  He decided to go to culinary school to learn while working in corporate jobs.  He explained he was pulled into the catering business somewhat by accident, when a friend asked if he would prepare some food for a party.  He was called with inquiries about providing catering services by guests who had attended the event.

From there his business continued to grow by word of mouth and he ultimately decided to leave the corporate world to be a full time caterer running his own business.  We talked about how he enjoys the way the catering business flows over the challenges of having a brick and mortar restaurant.  Carlton also explained how he had to learn how to market his business and the value of networking, which was aided greatly through his involvement with the AGLCC.

TP Corporate Lodging was founded when Tim Miller purchased the firm and ultimately changed the name after having worked with the company for a number of years.  He explained the name was inspired by his childhood goal of having a chain of “TP Inn’s”, named after his name, Timothy Paul.  He worked in the hotel business for a period of time and learned of the challenges and stresses around it before going to work in the corporate housing space, where he found he enjoyed the business model.

The company provides executives and other individuals/families who need a nice, furnished home for a period of time that exceeds what a hotel’s cost would reasonably bear.  Tim explained that they have housing options that span the range of upper-middle to high end apartment residences, both in-town and in the suburbs, depending on the needs of the clients.

He talked about the fact that this type of housing is frequently utilized by the movie industry, giving him the opportunity to have provided residences for several well-known celebrities.  Tim is also an AGLCC member and shared the fact that  his experience as a member has also provided relationships that have helped his business grow.

Jack Kinley founded Lab Monkey, a creative consultancy, helping to craft and share a business’s story effectively, primarily with their internal clients across large enterprises.   The name was a college nickname he earned in college, working all-nighters in the computer lab.  He enjoyed the free-spirited, creative environment of his experience in college working on various projects and thought it would be a name that was both interesting as well as representing the dynamic of his firm.

The company hires high-level executives who are still interested in working.  They leverage their experience and credibility to serve the needs of their clients (typically businesses with 1000 employees or more) to effectively identify and share their stories with the employees who work for them to increase engagement and buy-in with the brand.

Jack is also the incoming President for AGLCC and explained his involvement with advancing the AGLCC’s ability to increase awareness of the organization to the community.  Having gotten to work so closely with the executives through the process, which was actually done through an engagement with Lab Monkey, he was inspired to become part of the leadership team himself.

Aside from buying and selling real estate, Walter enjoys many other activities. His wife and four children are his top priority and he spends a great deal of time with his family. He also takes time for sailing, tennis, water sports, and reading for enjoyment as well as education. He is an active member of First Church Pensacola and ICON, the Pensacola LEAD-ers, Pensacola North Rotary, Teaches Sunday school, serves on the NBCook SAC, and is a partner in education with a local school. It’s a 30-year commitment. Start the relationship off right. Whether it’ s fixed or adjustable, for 15 or 30 years, buying a home is most likely the single largest purchase of your life. A commitment like that shouldn’ t be taken lightly. You need someone who definitely knows where the relationship is going.Someone who’ s serious about real estate and can guide you through the complicated process of buying a home; Someone to ease your mind and explain every detail.

You know someone to talk to and more importantly, someone who will listen. I am committed to making sure that you are comfortable during the entire home buying experience, and that you are satisfied in the end.

Everyone knows that a good relationship takes work. So when it comes to buying a home, work with someone who will work with you.

Is your property easy to show?

When you list your property for sale, you should do your part to get the maximum number of showings by making it easy to show. More showings mean more offers, and more offers mean you are more likely to get a higher price, and sell quicker!

Typically, after a realtor has searched the MLS and found a few suitable homes to show his buyer, he or she will call the listing agents or listing offices to get showing instructions and to make appointments to see the properties. Having been in this position many times, I can tell you how frustrating it is to get the listing agents voicemail but not get a return call in a reasonable time. When that happens, we will usually cross that property off our list.

I always answer my phone and it follows me home, or to my car, or to my desk at the office. Agents or buyers interested in seeing my listings reach me easily and that helps increase the number of showings.

Some instructions state “Listing Agent Must Accompany.” When an agent is showing four or five properties, it is virtually impossible to accurately predict arrival time at a particular listing. And if he or she arrives early, or the listing agent arrives late, an awkward wait with clients results. Some unscrupulous listing agents use this technique as a device to deliberately limit showings by other agents to increase their odds of selling the property themselves, thereby doubling their share of the commission. A seller might think the listing agent is showing extra initiative by agreeing to accompany every showing. Don’t be fooled — This is a bad idea.

Showing instructions might also state “24-hour notice required” or “appointment required.” Either of these is also sure to lose some agents and their buyers.

The best way to make your property accessible to agents with potential buyers is with an electronic lockbox. There are some very successful buyers’ agents who will not show a house that’s not on a lockbox. Don’t have them skip your house!

Some sellers fear for the security of their home and may not realize the safety features incorporated in this system.

Heres how it works. The lockbox containing your house key is secured to your front door. Licensed agents, active members of the Realtors Association, have an electronic key that looks and works something like a TV Remote. If a key were to be lost, there are two safeguards preventing its use by an unauthorized person. First, it is password protected and its internal password is updated on a daily basis at the agents base station or “cradle.” Second, each time it is used, the agent must enter his own private pin number. The SUPRA electronic lockbox itself, is an electronic marvel. Before releasing its contents, it verifies the key has been updated that day, and that the user has entered his correct PIN. It also records the name, license number, company and date and time used, for each opening. This information is later transmitted to a mainframe computer and is available online anytime, to the agent who owns the lockbox. Cheaper combination lockboxes do not have any of these security features.

A lockbox on your door does not interfere in any way with your entering or leaving your house. You work your door locks the same way you always did.

So, sellers — Make your home easy to show. Pick Walter Pierce who answers his phone and who uses electronic lockboxes.

I recently hosted Susanne Baugh, of Q&A Events on Midtown Business Radio.  As we got to talking, she mentioned that I should meet Emma Foulkes, Presidnt of the Atlanta Gay Lesbian Chamber of Commerce.  Because the respective missions of the chambers of commerce and Business Radio X have such overlap in the business environments we serve, I was pleased to reach out to her.

David Olt is a doctor of chiropractic and the clinical director of Integrated Chiropractic Center, a Buckhead‐Atlanta practice he founded in 2000.  A Georgia‐licensed chiropractor certified by the National Board of Chiropractic Examiners, Dr. Olt has been in practice for 21 years. He has provided pain and wellness care to thousands of patients.

He applies an integrated approach to pain care and health care that combines the effectiveness of several disciplines to support “whole person” care including chiropractic care, spinal and postural screening, corrective exercise instruction, nutritional counseling and massage therapy.  His practice offers a one‐to‐one approach to spine and extremity pain relief that is non‐surgical, non‐pharmaceutical and focused on long‐term health and wellness.

Dr. Olt is a frequent speaker at lunch and learns and hosts the AGLCC Buckhead business builder luncheon. He has earned recognition for chiropractic care (Top 10 Chiropractors in Atlanta) and for business and community involvement (Four Avenues of Service, AGLCC Member of the Year 2014). Dr. Olt also serves as an examiner for the Chiropractic National Boards.
