Kerry Armstrong has served on the Atlanta Regional Commission since 2008, and is currently serving his second term as the ARC Board Chairman. During his tenure on the ARC Board he served on numerous Commission Committees and as Co-Chair of the Atlanta Regional Workforce Development Board.

Professionally, as a Managing Director – Development & Investment Services Partner with Pope & Land Real Estate, Kerry is involved in the development, marketing, leasing, and management of commercial real estate investments. He joined Pope & Land in 2012, and his commercial real estate career spans three decades. Prior to joining Pope & Land, Kerry worked with Duke Realty Corporation as a Senior Vice President for nearly 22 years where he had a leadership role in building Duke Realty’s Atlanta Office portfolio from around 460,000 square feet in 1990 to more than 4.5 million square feet through development and acquisition.

He is also actively involved in leadership roles in numerous civic, educational, and charitable organizations, including the North Fulton Community Improvement District, the Council for Quality Growth, the Gwinnett Chamber of Commerce, and the Greater North Fulton Chamber of Commerce.

He is also Secretary of the Roswell Youth Baseball Association and coaches his sons in football, baseball and basketball. Geoff enjoys golf, camping and traveling with his wife and two sons. ATL Developments with Geoff Smith:  An Interview with Ann Hanlon, Perimeter Community Improvement Districts

Host Geoff Smith speaks with Ann Hanlon, Executive Director of the Perimeter CIDs, on the history of community improvement districts in Georgia, why they are so important in economic and infrastructure development, and the project priorities for the Perimeter CIDs.

Ann Hanlon, Perimeter Community Improvement Districts (PCIDs)

As Executive Director for the Perimeter Community Improvement Districts (PCIDs), Ann Hanlon is in charge of the organization’s daily operations, as well as its investments in transportation infrastructure. The Perimeter CIDs have an annual operating budget of $8 million.

Previously, Ann was the Executive Director of the the North Fulton CID for 12 years, beginning when it was a start-up. Prior to joining the North Fulton CID, Ann served as a Senior Program Specialist at the Atlanta Regional Commission. She began her career in the private sector, as a Research and Development Analyst with Press Ganey & Associates, a healthcare consulting firm in South Bend, Indiana.

A native of South Georgia, Ann received a Bachelor of Arts degree with a double major in Government and Computer Science from the University of Notre Dame, and a Masters of Public Administration degree in Management and Finance from Georgia State University.

Ann was honored as the “Woman of the Year” by the Women’s Transportation Seminar Atlanta Chapter in November 2016. In April 2015 and again in 2017, Governor Nathan Deal appointed Ann to the Board of Directors for the Georgia Regional Transportation Authority where she serves on the Projects and Planning committees. Ann was named “Business Woman of Excellence” by the Greater North Fulton Chamber of Commerce in 2019, selected as one of Atlanta Business Chronicle’s “40 under 40” in 2018, named a “Notable Georgian” by Georgia Trend Magazine in 2017, one of the Atlanta Business Chronicle’s “Women Who Mean Business” in 2015 and as one of Georgia Trend Magazine’s “40 under 40” in 2012.

Ann is a graduate of the Regional Leadership Institute of the Atlanta Regional Commission (2010) and Leadership North Fulton (2006). She currently serves as Vice Chairman of the Board of Directors for the Council for Quality Growth and will be the Council’s first female Chairman in 2019. Additionally, Ann serves on the Board of Directors for the Women’s’ Transportation Seminar, Atlanta Chapter, the Sandy Springs Chamber of Commerce, and the DeKalb Chamber of Commerce. She has been a citizen member of the “Shape Dunwoody” Comprehensive Plan committee, the North Fulton Poverty Task Force and was Co-Chair of the DeKalb County Charter Review Commission. She is a Chairman’s Circle member of the Greater North Fulton Chamber of Commerce, the Cobb Chamber of Commerce and the Georgia Chamber.

Personally, Ann is a volunteer with the Girl Scouts of Metro Atlanta, a member of All Saints Catholic Church and a sustainer with the Junior League of Atlanta. She lives in Dunwoody with her husband, Michael, and their two daughters, Elizabeth and Mary Catherine.

ATL Developments with Geoff Smith:  An Interview with Ga. Senator Brandon Beach

Host Geoff Smith speaks with Georgia State Senator Brandon Beach on the process of improving transportation infrastructure in the state, how drivers of economic development has changed in recent years, the importance of transportation in economic development, and creating better coordination across local jurisdictions in Metro Atlanta.

Senator Brandon Beach was elected to the Georgia State Senate in 2013. He represents District 21 which includes portions of Cherokee and Fulton counties. Senator Beach is the Chairman of the Senate Transportation Committee. He is also a member of the Economic Development, Higher Education and Science and Technology committees. Sen. Beach served as the Chairman of the Public Private Partnership Committee (P3 Committee). Under his leadership, the P3 Committee was able to acquire key local transportation projects approved for Cherokee and North Fulton.

Sen. Beach was named Executive Director of the North Fulton Community Improvement District (CID) in January 2018. Previously, he was President of the North Fulton CID and President & CEO of the Greater North Fulton Chamber of Commerce. Under his leadership, the North Fulton CID has invested more than $20 million to help bring more than $100 million in new infrastructure for the District area.

In 2001, Governor Sonny Perdue appointed Sen. Beach to the board of Georgia Regional Transportation Authority (GRTA). In 2008, he was selected to chair one of GRTA’s most important committees — The Land Development Committee. In this role, Sen. Beach is responsible for leading a review of every significant development brought before the 16-county area that GRTA serves. Sen. Beach was elected to the Board of the Georgia Department of Transportation by state legislators from the 6th Congressional District in 2008.

Sen. Beach is a member of numerous community boards including the Regional Business Coalition, Grady Hospital Board of Visitors, the Greater Metro Atlanta American Heart Association, the Georgia Association of Chamber of Commerce Executives, Encore Park and the Historic Roswell Convention and Visitors Bureau. Senator Beach received an undergraduate degree from Louisiana State University and a Masters in Business Administration degree from Centenary College. He is also a graduate of the Regional Leadership Institute and a former member of the Alpharetta City Council and the Alpharetta Planning and Zoning Commission. He and his wife, Shuntel, have two children and have lived in Alpharetta for the past 24 years.

Al Nash, Development Authority of Fulton County

Al Nash is the Executive Director of the Development Authority of Fulton County.

Nash’s more than 40 years of experience in real estate, business growth, job creation and public policy concerning economic development brings additional expertise to the North Fulton CID. Nash also serves on the board of directors for the Council of Quality Growth and previously served as the executive director for Progress Partners, an economic development initiative by the Greater North Fulton Chamber of Commerce. Nash is currently a board member of the Georgia Regional Transportation Authority, the Greater North Fulton Chamber of Commerce, and the North Fulton Community Improvement District.

Phil Houston, Realty Associates of Atlanta

Phil Houston is an associate broker with Realty Associates of Atlanta. I served as the managing broker for RE/MAX Executives for twelve years, from 1991 – 2003. Originally licensed in 1979, I was affiliated with Walter Scott Realty, Buckhead Brokers and RE/MAX Executives before joining Realty Associates of Atlanta.

As a member of the DeKalb Association of Realtors, Phil is a Life Member of the Pinnacle Club, a top ten agent in several years, most recently 2009, and a Gold Phoenix Award winner. Phil holds CRS, CRB and E-Pro 500 designations from the National Association of Realtors and was a member of the RE/MAX Hall of Fame and the 100% Club during his affiliation with RE/MAX Executives. He has also served on several committees for the DeKalb Association of Realtors.

RITA TECH’s mission is to teach nonprofit organizations how to sustain themselves financially, through social enterprise activities rather than relying solely on grants and donations. Since there are no shareholders in a nonprofit organization, the revenue from the business related activities are completely re-invested in the work of the organization thereby teaching nonprofit organizations how to use a business solution to solve a social problem. Terrance has earned many certificates and awards recognizing his outstanding contributions toward improving the lives in his community. These awards include: Outstanding Young Men in America, Top Ten Outstanding Young Alabamians, Georgia Trend Magazine 2004 Top 40 under 40, Who’s Who of Black Atlanta. Terrance has trained hundreds of small businesses worldwide and was featured in Rolling Out Magazine for his unique way of inspiring entrepreneurs to start a business. Terrance has also contributed his talents to writing two books: If You Don’t Like Your Harvest, Change Your Seed and the RITA Social Engineering Model “the act of using social enterprise activities to address social problems while promoting social responsibility”. Terrance the “Dean of Nonprofits” as he is commonly known, has created a number of business initiatives for entrepreneurs and nonprofit founders ready to go to the next level which includes: RITA 2.0 Software, The RITA Social Engineering Model, Georgia Business Institute, National Association of Social Engineering (NAOSE), and National Association of Micro Business Owners (NAMBO) just to name a few.
